Excavation, Demolition and General Contracting in Benton City

Benton City has the fastest-rising building permit count of the towns we serve. The city's 2025 permit count was 79 new housing units, up from 19 two years earlier. Almost one home in six here was built in 2020 or later. New lots under Red Mountain need pads cut, driveways graded and ground stripped before a foundation goes in. Older places along the river and in Kiona carry the other kind of work. A tired outbuilding or an old slab has to come out before anything new goes up.

Bedrock Excavation and General Contracting serves Benton City as part of its service area. The town sits about 32 road miles east of Sunnyside on Interstate 82. We cut and compact pads for shops and houses, grade driveways, prepare sites for foundations and take down old structures. Call or text (509) 439-2533 and we put the quote in writing after we look at the lot.

New lots under Red Mountain

Red Mountain rises right above town. Its federal wine-grape area covers about 3,400 acres of slope inside the larger Yakima Valley wine region. State Route 224 runs along its foot toward West Richland. Acreage homes and new subdivisions have followed the vineyards. Of those 79 units, 47 were single-family houses, and the 2024 count was 49.

The housing here is newer than anywhere else on our list. The median home was built in 1998. Six in ten homes are single-family houses, and about one in eight is a mobile home. Nearly three quarters of the homes are owner-occupied. A new lot on the slope usually needs a house pad cut into the hill. The driveway gets graded off State Route 225 or a county road. The topsoil comes off before the foundation crew arrives.

Slope changes the job. A pad on a hillside takes more cut on the uphill side and compacted fill on the downhill side. The driveway has to hold its grade through a wet spring. We stake the pad, cut it and compact it. The driveway is graded to shed water before the first truck of lumber shows up.

Warden silt and Quincy sand: what Benton City ground is like

A soil survey sample puts Warden silt loam under about 43 percent of the city. Quincy loamy sand covers about 24 percent, with Hezel, Pasco and Burbank soils in smaller shares. Warden silt loam digs easily and compacts well. Quincy loamy sand drains fast and shifts under a loader. A pad on sand wants a well-compacted gravel base before anything sits on it.

The river bottoms are the wet ground. The Yakima River runs through town and the Kiona Canal crosses the city. Lots near either one hold water longer after irrigation season. Those are the lots where the cut, the fill and the drainage plan get the closest look. Larger jobs, such as stripping and leveling a whole building site, fall under our cut and fill work.

No weather station sits in town. Benton City lies between the Richland and Prosser stations, which record about 7.3 and 8.7 inches of precipitation a year. The last spring frost lands in early to mid April and the first fall frost in late October. Summers are hot and dry, so dust control is part of every summer job.

Which office answers for permits in Benton City?

Inside the city limits, the City of Benton City handles building permits through its building permit office at City Hall. Red Mountain, Kiona and the river bottoms outside the limits go to Benton County's Building Division. The shop or house on a pad needs its permit from one of those two offices. The pad is part of its plans. We point you to the right office.

Demolition questions go to the Benton Clean Air Agency, which covers Benton County. The asbestos survey and the demolition notice run through that agency before an old house or barn comes down. Outdoor burning, including orchard wood, is the same agency's call.

Flood maps are the one thing you cannot read online here. FEMA's digital flood layer has no data for Benton City. A lot's flood zone comes from the paper flood map at FEMA's Map Service Center. Lots along the river and the canal are the ones to check first. And on every lot, a locate request goes to 811 two to 10 business days before digging.

Growth and what it means for dirt work

Benton City counted 3,479 people in the 2020 Census and about 4,000 in the 2025 estimate. That is a rise of 13 to 16 percent in five years. The Port of Benton holds downtown sites, and the permit count has climbed three years running. More new lots means more pads, more driveways and more foundations waiting on dirt work.

The order of a new build does not change. Strip the topsoil, cut and fill to grade, and compact the pad. Dig for the foundation, backfill after the walls are in, then finish the grade and the driveway. Benton City is part of our service area. The quote for any of those steps is written after we look at the lot.

Questions We Hear Around Benton City

A few of the questions we hear most around Benton City. If yours is not here, call or text and ask.

Call (509) 439-2533

Is my Benton City lot in a flood zone?
FEMA's online map has no digital data for Benton City. The paper flood map at FEMA's Map Service Center shows the zone for your lot. Lots along the Yakima River and the Kiona Canal are the ones to check first. A flood zone changes how a pad or a foundation is set.
Do I need a permit for a shop pad or a new shop in Benton City?
The shop itself needs a building permit. Inside the city limits it comes from the City of Benton City, outside them from Benton County's Building Division. The pad is part of that permit's plans. We point you to the right office and build the pad to the plan.
What does site prep cost for a new house in Benton City?
The price follows the lot. It depends on the cut and fill, whether the ground is Warden silt or Quincy sand, and the hauling. What has to leave the site counts too. A sloped lot under Red Mountain takes more cut than a flat lot by the river. We look at the lot and put the quote in writing.
Can you take down an old house or barn in Benton City?
Yes. We take down whole structures and haul the debris away. In Benton County the asbestos survey and the demolition notice go to the Benton Clean Air Agency before the teardown. We do not do interior demolition, such as a kitchen or a bathroom.
When should dirt work happen around Benton City?
Spring and fall are the easy seasons. Winter nights leave the ground frozen, and summers run hot and dry, so dust is the issue then. The nearest weather stations put the growing season from early April to late October.
